Located at 5075 N US Highway 259, Broken Bow, OK, Packrat Storage Systems is the ideal facility for storage for not only Broken Bow citizens but also truck drivers who frequent the area, or surrounding areas. Set within 8 miles of the Beavers Bend State Park and within 6 miles of the Choctaw Casino Broken Bow, the facility is ideally located for this recreational community.

Packrat Storage Systems opened for business in September 2001 with the completion of the first phase of construction. Phase I con¬sisted of Building A, B, C, D and the office and workshop building. The next expansion phase in 2004 was the Front Covered Parking Area. Building E was completed in 2006, Building F in 2007. Simultaneously, the back 2 ½ acress was in the process of being filled and brought to grade. The fill and leveling of the rear of the property was leveled, fenced and commercially available for rent. Over the years, this area has been rented to large equipment contractors and 38 designated parking spaces for campers, construction trailers know as Rear Open Parking. There is still an abundance of property yet to be developed in the rear of the property. Building G was added in 2011 and Building H in 2013. Building J was completed in 2015 and Building K in late 2016.

The facility has 222 units, which consists of 138 non climate controlled units, 33 covered RV units, and 51 open parking units. PackRat Storage Systems sits on just over 5.5 acres of high visibility property on North Highway 259. The facility has 13 metal buildings, en¬closed with a 10 foot industrial chain link fence and access through an automated security gate. The property also has a large billboard sign leased to Shipp Outdoor Signs. The rear of the property has two acres of expansion land available which is level and ready for pad construction of new units. The property is extremely well lit by both area and building lights. Both areas of the property are monitored by security cameras as well as routine security patrols. Personnel are available during office hours and after hourse via forward calls.

Packrat Storage Systems is the largest storage facility in the area and offers the most customer amenities. There is additional unused land toward the highway, which could be further monetized as well. The customer mix consists of contractors, personal and recreational storage.
